How many Pringle communities are there?
Pringle Development has created and developed several communities in Lake County. Currently, we are developing Lakes of Mount Dora, The Heritage, and Legacy of Leesburg. All incorporate the latest technology in home design and construction and each has a specific theme that denotes its active lifestyle nature.

What are the themes for each community?
Lakes of Mount Dora is a Florida waterfront community for residents who want to make the most out of their retirement lifestyle. The lifestyle at Lakes of Mount Dora will be fabulous featuring the unique community design and layout, the majority of homesites on the water and the emphasis on water and boating in the community. This Florida waterfront community offers a lifestyle that has everything an active adult could wish for. In addition to the many water themed aspects of the community, Lakes of Mount Dora also has a state of the art Intranet system called NeighborLinks. Lakes of Mount Dora's location is perfect; away from the fast-paced big city, yet close enough to enjoy the benefits that the surrounding cities have to offer.

The Heritage is an intimate, small town neighborhood with sidewalks that wind through private streets. Elegant designed cottage homes with friendly front porches and maintenance free traditional landscaping throughout neighborhoods and parks. In addition to the many traditional aspects of the community, The Heritage also has a state of the art Intranet system called NeighborLinks. Heritage's location is perfect; away from the fast-paced big city, yet close enough to enjoy the benefits that the surrounding cities have to offer.

Legacy of Leesburg features 275 acres of land dedicated to conservation areas, parks with gazebos and picnic tables, lake space and mile after mile of walking trails. Anyone deciding to take a stroll on one of the walking trails will be treated to rolling hills, big oak trees, cool breezes and the water lazily flowing down the Palatlakaha River. Also included are several ponds that Legacy residents love to fish in. If you're not in the mood for the outdoors, you can visit the 19,000 square-foot Town Center Clubhouse which houses a fitness center and aerobics center. If you'd rather kick back and read, then visit the library and take advantage of the internet access available.

Can I make changes to an existing model design?
YES! Pringle Development takes great pride in their ability to customize a home design to meet any of your needs. Pringle can make changes in the layout and design, putting you in control of the design process. Whether your lifestyle requires the implementation of a billiard room to fit your pool table or a multipurpose room for a crafts area or a home office, Pringle will work hard to meet your needs.

What kind of construction options do you offer in your designs?
Pringle builds quality homes in your choice of cement block or wood frame construction. Both of these methods follow the strictest guidelines in construction code to provide you with the best home money can buy.

Are your homes protected from termites?
Yes they are! Pringle follows sound building practices to ensure that we protect all our homes against subterranean termites. This includes placing a chemical barrier between the soil and the foundation as well as treating the perimeter of the home upon completion of all construction-related activities. In addition, the termite ordinances of Lake County are among the toughest in Florida.

Who supervises the construction of Pringle homes?
You will be assigned your own personal builder for the construction of a Pringle home. Each builder does handle approximately 12-15 homes at any given time, however, having a dedicated builder ensures that you have one point-of-contact at all times. Your builder will answer your questions and give you the most up-to-date status of your home.

Does Pringle work in compliance with any local or state land regulatory agencies?
Our community designs are engineered to the strictest governmental and industry standards producing the best in community developments. Pringle Development works with the Department of Environmental Protection, St. Johns River Water Management Authority, local county water authorities, state, regional and local governmental commissions and staff to create regulatory and functionally sound, safe, responsible and efficient communities.

Do you offer a new home warranty?
All new homes in the Pringle communities are delivered with a one-year warranty against any concerns or construction discrepancies. For our residents, reaching the warranty department's Red Carpet Service staff is only a phone call or email away!

What is the Red Carpet Service?
This is a warranty service where a warranty specialist comes to your home should you require any assistance from this department. You may see our warranty specialists driving around the community. Their job is to ensure your satisfaction with your home and its warranty.

What is the average weather conditions in Lake County, Florida?
Lake County, as well as the rest of Central Florida, enjoys sunny weather year-round with some rainy weather in the summer months. Such showers are welcomed, however, since they provide a cooling factor to reduce the heat index.

Does Florida have a state income tax?
Florida has no state income tax. At this time, the Lake County sales tax is 7%. Florida also offers a $25,000 homestead exemption to homeowners on the value of the primary household.

Where can I take my family and friends when they visit?
Central Florida is the tourist capital of the world. Pringle Communities are close to theme parks, entertainment centers and many more places to dine, shop and have great Florida fun! Both the Atlantic Ocean and Gulf of Mexico are within reach since Lake County is located in the heart of Central Florida. Clearwater and Daytona Beach are popular seaside destinations that are only a short drive away.

How close are shopping centers to your communities?
Depending on which community you live, shopping centers are only a 10 to 15 minute drive, including Wal-Mart Super-centers, Big Kmarts, and the Lake Square Mall which features major stores such as Sears and JC Penney. Mount Dora is famous for its antique shops. Orlando is only a short drive away and offers a vast number of shopping malls, factory outlet shops and many more world-class stores such as Saks and Nordstrom's.

What are the major roads in your area?
Pringle country is surrounded by major highways and toll roads that provide a quick transportation medium throughout Central Florida. Interstate 75 is to the west and Interstate 4 which links the cities of Daytona and Tampa is to the south. The Florida Turnpike is a toll road that links North and South Florida and runs right through the middle of Pringle country.
